Our Strategies

We’re big believers in the importance of diversification, so we use different strategies in different market areas to lower our risk.

Not every strategy fits every market — nor is every strategy right for every investor — but each of our strategies gets results for us where we use them.

We leverage systems and people to repeat the same strategic playbook in different ways, and we’ve used all of these with our own money and with different investor/funding structures.

Buy and Hold

A long-term strategy focused on generating short-term income & tax advantages.

Wholesaling

A quick-strike maneuver where we secure a contract with a seller, then find our own buyer.

The 'BRRRR'

No cold feet! The Buy, Rehab, Rent, Refi, Repeat approach can help build a portfolio quickly.

Fix and Flip

Buy a dump, fix it up and flip it for a profit. Risky, tricky and not for the faint of heart!

Syndication

This multi-party strategy leverages the power of many to take down big prey.

Short-term Rentals

You’ve stayed in an Airbnb, right? With this strategy, you can own one (or many).

Our Market Approach

A great strategy without great execution is about as useful as a phone with a dead battery.

That's why we work so hard to stay plugged in.

Seek Growth

We love markets with an increasing population and healthy economic growth (or at least a long, strong track record of stability).

Cultivate Partnerships

Even if you’re investing locally, you NEED a team. If you’re investing remotely, that team can make or break you.

Our strong ties to local property managers, real estate agents, wholesalers, contractors, inspectors and more are a huge reason for our success.

Diversify Risk

Risk is real, so we put a lot of energy into trying to avoid or at least mitigate it.

Our broad mix of strategies helps shield us and our investors in case some major external factor (see: pandemic, economic conditions, fire, drought, etc.) decimates one of our markets or strategies.

Play the Numbers Game

A diligent real estate investor can make money in just about any market — it all depends on your strategy and goals.

But it's essential to run the numbers and stick to your guns.

Our Origin Story

Bowstring Co. Founder Christian Gann is an entrepreneur, investor and $12 wine connoisseur. He graduated from the U.S. Air Force Academy in 2015 with a degree in Systems Engineering, going on to serve as a Program Manager at Hanscom AFB and at the National Reconnaissance Office before separating from active duty in August 2021.

In September 2020 Christian bought his first remote rental property, and in his first year of business purchased 16 more properties (51 units), completed four flips, wholesaled four properties and co-sponsored a $3 million syndication for a 97-unit portfolio.

He founded Bowstring Co. in 2021 to provide education and investment opportunities to the right people (read: nice people only).

Bowstring Co. and its subsidiaries operate primarily as coordinators to link complementary people and resources together and help them along their respective journeys.

Our Team

Leyna Parker

Onboarding & Hospitality

Leyna onboards and coordinates with investors, partners, tire kickers, and the occasional sales-rando. She helps educate parters and prospects and lends support for their individual needs and goals (even if that sends them away from us, seriously).

Why she’s good at it: She’s the people-est people person around and is a true rock star at making folks feel comfortable and taken care of — exactly what Bowstring is meant to do.

What she’s afraid of: Nothing.

Martha McGowan-Crea

Task Crusher

Martha does whatever we need her to do, because she can do it all.

Why she’s good at it: When she’s not bumming around Bowstring Co., Martha does some pretty darn cool things that are way out of our league. Like run transportation for huge events like the Olympics. (Heard of them?)

What she’s afraid of: The Penn State football stadium “Bad Weather Parking Plan” and getting hit in the head by something thrown by one of her sons.

Marissa Murphy

Workflow Management

Marissa builds and optimizes our tech-enabled workflows to make sure we don’t miss a beat with any deal, project or payout. Thanks to her, the fate of Bowstring no longer depends on Christian’s brain and the old white board “system” we used to run on.

Why she’s good at it: She used to do the same for a much larger and more impressive company. She’s with us now, because we are so much more fun than anybody else (probably).

What she’s afraid of: Windows ‘95.

Caroline Gann

Chief Enforcer

Caroline keeps everyone in line. She makes sure our lenders are squared away and works with title companies to ensure smooth closings.

Why she’s good at it: Caroline honed her skills at the country’s largest SBA lender and currently works in the bank’s renewable energy vertical, where she manages construction utility solar projects across the nation.

She also did stints in the bank’s construction and government contracting verticals. Her husband is very proud of her and promises to hang the hooks in the guest closet this weekend.

What she’s afraid of: Alligators.

Christian Gann

Founder, CEO & Generally Fun Guy

Christian is our master of relationships, networking and strategic planning.

He likes to meet great people and find ways (usually obvious ones that he claims are creative) to work together to improve everyone’s business and lifestyle. Then once he has something brilliant and difficult, he hands it over to better people to make it happen properly.

Why he’s good at it: Christian was an officer in the Air Force, which means he was trained by the world’s finest to sit in a cubicle and take credit for other people’s work.

What he’s afraid of: Caroline.
